Give the king rooms to grandparents and couples, the bunk rooms to kids and cousins, and the room nearest the main floor to whoever has trouble with stairs. Sort it in the group chat the week before, not in the driveway with twelve suitcases.
Plan two meals a day, not twelve
One big breakfast and one big dinner at the house. Everyone fends for themselves at lunch, whether that’s leftovers or a food hall run. Our kitchens seat ten-plus and the grill covers the rest. Two people on breakfast duty, two on dinner, rotating daily, and nobody spends the whole trip cooking.
Pick a money app and use it once
One person books. Everyone else sends their share the same day. Include the cleaning fee, the pet fee if a dog is coming, and the heated pool charge at Cascade if you’ve requested it. Settling upfront avoids the awkward conversation on checkout morning.
Bathrooms are the bottleneck, not bedrooms

Arcade, pool table, Skee-Ball, projector. That’s two hours of quiet on the patio for the adults. At The Agora, the fenced yard and playground do the same job for younger kids.
Set the noise rule on day one
Every home has quiet hours from 10pm to 8am and a noise monitor. Say it out loud on the first night so the teenagers hear it from you, not from us. The hot tub and fire pit are still open late — it’s the volume that matters.
Leave one day completely unplanned
Big groups burn out on all-day itineraries. The house is the attraction. Most groups tell us their best day was the one nobody left the pool.
Have one point of contact with us
One person messages us with questions, and everyone else asks that person. It keeps things fast — we answer within the hour — and avoids three people asking about the pool heater at once.
Take the group photo early
